5 Sacramento Neighborhoods You’ll Actually Want to Live In!

I've lived in this area for nearly 50 years and have been helping folks buy and sell homes here for over two decades. So when people ask me, "Where are the best neighborhoods in Sacramento?" — I’ve got some pretty strong opinions.
The truth is, it depends on what you value. Safety, schools, amenities, vibe — all of it matters. That’s why I put this together to highlight FIVE top communities based on actual data and what it feels like to live there. Stick around to the end for a few hidden gems and more affordable picks too.

1. Roseville
Roseville is one of the most well-rounded communities in Placer County. The median home price sits around $620K, and it’s known for solid value, great schools, and low crime. Violent crime rates are 50% below the national average, and the local school districts have high test scores and top ratings — including Roseville High School’s 9/10 ranking.
You'll find major shopping like the Galleria Mall, parks, and quick access to Highway 80. Plus, Old Roseville is a great spot to explore on a Thursday night.
2. Land Park
If charm and walkability are your thing, Land Park is worth checking out. This historic neighborhood in Sacramento offers tree-lined streets, character homes, and tons of amenities. You’re just five minutes from Midtown and East Sac, with golf courses, William Land Park, and even a zoo nearby.
The tradeoff? Home prices average around $775K, and crime is higher here than areas like Roseville — especially closer to downtown. But if you want charm and convenience, this is a strong pick.
3. El Dorado Hills
Looking for views, big lots, and safety? El Dorado Hills might be your place. With a median home price around $900K, you’re definitely paying for lifestyle — but it’s hard to beat the setting. Violent crime rates here are incredibly low, schools like Oak Ridge High rank 9/10, and there are ski teams, AP classes, and serious pride in the community.
You’ve also got trails, a semi-rural vibe, and proximity to Folsom Lake and Lake Tahoe.
4. Rocklin
Rocklin flies under the radar but it’s one of the best family-friendly areas in the region. Median home prices are around $720K, and you get low crime (75% below the national average), strong schools, and a small-town feel with suburban convenience.
Rocklin High ranks 9/10, and you've got tech programs, great sports, Quarry Park, and plenty of shopping and breweries nearby.
5. Folsom
Folsom is growing fast — especially south of Highway 50 in the Folsom Ranch area. The median home price is around $721K, and it's known for excellent schools (Vista del Lago High is rated 9/10 with a 96% grad rate), low crime, and outdoor lifestyle.
Whether it’s bike trails along the American River, paddleboarding at Folsom Lake, or brunching in Historic Folsom, this place has a little bit of everything.
Honorable Mentions (And Budget-Friendly Picks)
Your situation might be different, and that’s totally okay. I personally live in Fair Oaks and love it — big lot sizes, close to the river, and a charming little downtown that's being revitalized.
Carmichael offers similar perks with more affordable prices, and Rancho Cordova has newer developments with lower price points while still offering proximity to top-rated schools.
