Hey guys, Jake here. Let me tell you - 2025 is shaping up to be a huge year for our region. Whether you’re already here or thinking about making a move, there are some changes coming that you’re definitely going to want to know about.

Here are five major updates happening in Greater Sacramento that could impact everything from traffic and jobs to housing and investment.


⚾ 1. The Oakland A’s Are Headed to Sacramento (Yep, Really)

It’s official—the Oakland A’s are temporarily relocating to Sacramento and will be playing at Sutter Health Park, home of the River Cats.

Now, I’ll admit—I’m a huge Giants fan (Will Clark was my guy growing up), so I’m a little torn. But there’s no denying this is a big deal for our city.

  • More business for local restaurants, shops, and hotels 🛍️

  • More jobs at the stadium and surrounding areas 👷‍♀️

  • Stadium upgrades already underway 🏟️

  • And possibly a stronger case for Sacramento to eventually host more major league teams

Yes, traffic might be a headache... but the boost to the local economy and exposure is pretty exciting.


🛹 2. Sacramento Will Be Home to the X Games (2025–2027)

This one’s wild: Sacramento is officially hosting the X Games for three years starting in 2025. It’s a global event, which means we’re welcoming top athletes and fans from all over the world.

This is big for our city’s image and economy—proving once again that Sacramento isn’t just a “cow town” anymore. We’re stepping up on the national and international stage. And I’m here for it.


🚧 3. The Capital Southeast Connector Project Is Moving Forward

For those of you who commute between Elk Grove and El Dorado Hills, I’ve got good news. The Capital Southeast Connector is finally coming to life. It’s a 34-mile road that’ll give folks a direct route between the two cities—no more winding around Highway 99 or I-5.

  • Phase 1 should be finished in 2025

  • Full build-out by 2030

  • Should ease traffic and open the door for more development

And speaking of growth: El Dorado Hills is getting a brand-new Costco on a 40-acre site off Silva Valley Parkway. That’s replacing a previously planned 300-unit apartment project. Big change out there.


🏡 4. New Master-Planned Communities Are Breaking Ground

Two big developments are on the horizon:

  • The Yolo Project in West Sacramento: A long-delayed, 3,000-home master-planned community with parks, trails, and even an 18-hole golf course. After a 16-year pause, construction is finally set to begin in 2025.

  • Placer One in—you guessed it—Placer County: A 2,200-acre development combining housing, business space, and public facilities.

If you’ve been wondering whether Sacramento and the surrounding areas are growing—there’s your answer. These projects will reshape local housing and job opportunities in a big way.


🏘️ 5. New ADU Laws Could Change the Real Estate Game

Now, this one’s huge—especially for homeowners and investors. Starting January 1, 2025, three new California laws will significantly change what you can do with ADUs (Accessory Dwelling Units):

  • SB 1211: Increases the number of ADUs you can have—from 2 to 8 on a single property 😲

  • AB 976: Removes the requirement that you have to live on the property if you're adding ADUs

  • AB 1033: Allows you to sell ADUs as separate properties (condo-style)

What does this mean? More options for creating rental income. More affordable housing opportunities. More value on larger lots in desirable neighborhoods.

Think about it: If you’ve got a home in Folsom or Rocklin with a good-sized lot, you could add an ADU and increase both your home’s value and your income potential—without having to buy a whole new house.
