Hey, it’s Jake DaRosa with the DaRosa Real Estate Team. If you’re considering a move to Folsom Ranch, California, there are a few important things you’ll want to know before making the leap. As someone who’s been guiding families through this area for years, I’ve seen the growth firsthand. Let’s break down the five biggest things to consider.


1. It’s Still Under Construction 🚧

Folsom Ranch is a master-planned community that’s going to take 25–30 years to fully build out. The very first homes went up in 2018, and ever since, construction has been nonstop. That means you’ll likely deal with noise, dust, and occasional road closures. If you’re fine with a little inconvenience now, you’ll benefit from the long-term growth of the community.


2. Mello-Roos & HOA Fees 💵

Like many new communities, parts of Folsom Ranch include Mello-Roos taxes — an additional property tax that funds infrastructure like parks, schools, and streets. These can add $300–$500+ to your monthly costs, depending on the neighborhood. Some sections also have HOA fees, especially in 55+ communities, which give you access to pools, clubhouses, and fitness centers.


3. Limited Mature Landscaping 🌳

If you’re looking for big shady trees and fully grown neighborhoods, you won’t find that here just yet. Like most new developments, it’ll take years for trees and landscaping to mature. For some buyers, that’s no big deal — but if you dream of tree-lined streets, you may need to wait it out.


4. Growing Traffic 🚗

As the community expands, so does traffic. The East Bidwell overpass and nearby roads can get congested during peak hours. More lanes and improvements are coming, but in the meantime, expect some growing pains when it comes to your commute or even quick shopping trips.


5. Dining & Shopping Are Catching Up 🍴🛍️

Right now, Folsom Ranch doesn’t have a ton of walkable restaurants or retail. Most dining and shopping options are still in “older Folsom,” Rancho Cordova, or El Dorado Hills. That said, developers are moving fast to bring more conveniences into the community.


Final Thoughts

Folsom Ranch is a beautiful, fast-growing community with incredible potential - but it comes with the realities of new construction, added costs, and limited amenities (for now). If you’re considering a move, weigh these five points carefully to make sure it’s the right fit.
