Hey everyone — Jake here 👋
If you’re thinking about buying a new construction home anywhere in the Greater Sacramento area, this post is for you.
I’ve worked with plenty of clients who love the idea of being the first to live in a brand-new home — modern design, fresh materials, and zero wear and tear. But before you sign that contract, there are a few things you should know that can save you time, stress, and money down the road.
1. Understand the Builder’s Reputation
Not all builders are created equal. Do a little digging — check reviews, visit completed neighborhoods, and talk to past buyers.
2. Know What’s Included (and What’s Not)
That model home looks stunning, but keep in mind that many features are upgrades. Get a clear list of standard vs. optional features.
3. Budget for More Than Just the Base Price
There are often additional costs — landscaping, window coverings, and sometimes even appliances. Make sure your budget has room to flex.
4. Location Still Matters
Even in new developments, location influences everything — commute time, school districts, and future resale value.
5. Get Your Own Agent
The builder’s agent represents the builder, not you. Having your own agent ensures someone’s looking out for your best interests.
6. Don’t Skip the Inspection
Yes, it’s new — but “new” doesn’t always mean “perfect.” A third-party inspection can catch things before move-in.
7. Be Patient
New construction can take time. Weather delays, supply issues, and permit processes can stretch your timeline — plan accordingly.
Buying a new home should be exciting, not overwhelming. The key is going in informed.
